Foreclosure Leads · Last updated October 9, 2026

Foreclosure Leads ("the app") is a tool for real-estate investors to organize foreclosure lists. This policy explains what information the app handles and where it goes.

No accounts

The app does not ask you to sign up or log in, and we do not collect your name, email address, or contacts.

Data stored on your phone

Lists you import, owner details the app finds, phone numbers and notes you save, call history you log in the app, stages, and reminders are stored only in the app's database on your device. We do not receive this data. Deleting the app, or using Settings → Delete all data, removes it.

Backups are files you choose where to save (for example Google Drive, email or your phone's files); we never receive them. The app also keeps a few automatic backups on your phone only; they stay on the phone, are never uploaded, and are removed with the app or by Delete all data. The app opts out of Android's cloud backup, so its data and these backups are not copied to your Google account either.

If you import your own skip-traced data, the owner names, phone numbers and email addresses in your file stay on your device; only property addresses are sent to our lookup service when you look up owners.

Owner lookups

When you tap Find owner (or Find owners for a list), the app sends one property address at a time (street address, city, state, ZIP, county) to our lookup service, which searches publicly available county parcel records and returns the owner of record and related public property details. With each request the app also sends a random identifier created when the app was installed; it is not linked to you or your device's advertising ID and is used only to limit how many lookups one install can make.

Our lookup service does not store your lists. To avoid repeatedly querying county servers, it keeps copies of the public county responses (which include the searched address) for up to 30 days. It keeps short-lived request counters (by install identifier and network address) for rate limiting, which reset within a day. Our server logs record only whether a lookup succeeded, not addresses, names, or identifiers, and are kept for a few days.

For Texas properties in counties that don't publish their own parcel records online, our lookup service sends the property address to the US Census Bureau geocoder to get its map coordinates, then sends those coordinates to the Texas Geographic Information Office (TxGIO) statewide parcel service to find the parcel's public owner record. Because that service answers with the public records of the parcels around the point, the 30-day copy described above may include nearby parcels' public records.

To show a map photo of a property, the property address is sent to the US Census Bureau geocoder, which returns its map coordinates, and those coordinates are sent to Mapbox, which returns a satellite image. Our lookup service keeps only the address and its coordinates (not the image) for up to 30 days.

Phone calls, texts and web searches

When you tap Call or Text, your phone's dialer or messaging app opens; the app does not record calls or read messages. "Find phone" buttons open public search websites in your browser; those sites have their own privacy policies.

Notifications

Follow-up reminders are scheduled locally on your device. We do not use push notifications or send reminders from a server.

Crash reports

When the app crashes, it sends a crash report to Sentry, our crash-reporting service, to help us find and fix bugs. The report contains technical details: your device model, operating system version, app version, the error, and where in the app's code it happened. Before anything is sent, the app removes personal and property details, such as phone numbers, email addresses and street addresses. Crash reports are not used for advertising or tracking, and we do not sell or share them.

Advertising

The app is free and shows ads from Google AdMob. Google may collect and use device information such as advertising identifiers, IP address, and app interactions to show and measure ads, as described in How Google uses information from sites or apps that use its services. Where required by law, the app asks for your consent before personalized ads are shown, and you can change your choice in the app. You can also reset or opt out of your advertising ID in your phone's settings.

Public records and your responsibilities

Owner information comes from public county records and may be outdated or wrong. If you contact people, you are responsible for following applicable laws, including the National Do Not Call Registry and telemarketing rules.

Children

The app is a business tool and is not directed to children under 13.

Changes

If this policy changes, we will update this page and the date above.

Using the app is also covered by our Terms of Use.
